Negociar un contrato de compraventa se ha convertido en todo un arte en el que ambas partes esperan obtener los mejores beneficios posibles. No todas las personas están capacitadas o poseen la habilidad para sacar adelante una operación inmobiliaria en el contexto actual y es en esos casos cuando se necesita asesoría de profesionales idóneos con experiencia comprobada.

En este sentido, Arturo Miranda Castillo, CEO del Grupo PREIC de Panamá y experto en el sector inmobiliario, comparte algunas recomendaciones a los involucrados para que los actores dentro de una operación de bienes raíces puedan lograr sus objetivos si se realiza bajo determinados parámetros.

Consejos para compradores

En el momento de negociar un contrato, el comprador debe tener en cuenta el contexto financiero. Tiene que saber que al poseer más efectivo disponible tendrá más capacidad de conseguir un mejor precio, porque se refleja el costo del dinero. Tampoco debe ofrecer una cifra muy inferior al precio exigido por el vendedor, de lo contrario la oferta podría no ser tomada en serio. Un rango de entre el 10% al 20% es bueno para comenzar a negociar, dependiendo si compra al contado o financiado y el monto de la aprobación de su entidad financiera.

Recomendaciones para los vendedores

Cuando el papel que se representa es del de vendedor, en la negociación se deben tener claras las virtudes del inmueble; serán el argumento para exigir un precio. También es importante considerar las contingencias futuras de la propiedad de acuerdo a su antigüedad y si el costo de estos es equiparable a la rebaja que pide el comprador.

Otra variable a considerar es la forma de pago. Si es al contado es necesario valorarlo como una ventaja, teniendo en puerta una utilidad para ese capital y que una compra al contado usualmente es más rápida porque evitamos los trámites del crédito hipotecario. Si el comprador ha de tramitar un crédito hipotecario y su única liquidez es el abono inicial, se puede exigir más con el precio.
